What we buy

Freehold blocks of flats, from four units to fifteen.

Purpose-built or converted. Shops below and flats above. Anything held on a single freehold title with several self-contained homes inside it.

Tired and under-rented

Blocks that have not been touched in years, with rents well below what the market would pay. We would rather buy a building that needs work than one that has just been done up.

Tenanted or part-empty

Sitting tenants, legacy tenancies, void flats, a tenant you have been trying to remove for a year. None of it stops a sale and none of it needs resolving first.

Compliance headaches

Failed fire risk assessments, lapsed HMO or selective licences, council notices, no asbestos register, EPCs at D or worse. These are the reasons owners call us, not reasons we walk away.

Why owners are selling in 2026

The building has not changed. Everything around it has.

Four things have landed on block owners at once. If any of them is the reason you have started thinking about this, you are in very ordinary company.

Section 21 has gone

The Renters' Rights Act came into force in May 2026. No-fault possession has ended, tenancies are periodic, and rent rises are once a year through a set process. For an owner who has managed a block informally for decades, that is a different job.

EPC C by 2030

Every let home needs a C rating by October 2030. On a block of five or six flats, the bill runs into tens of thousands with no rent increase at the end of it. Plenty of owners have looked at that number and decided it is someone else's project.

Tax keeps climbing

Mortgage interest relief was restricted years ago. From April 2027 property income is taxed two points higher across every band. The margin on a block that felt comfortable in 2015 does not feel the same now.

Refinancing bites

Fixed rates written when money was cheap are maturing into a different market. If the numbers no longer clear the lender's test — particularly with a poor EPC in the file — selling is often the cleaner answer.

Step one

A conversation

Tell us where the block is and roughly how many flats. Fifteen minutes on the phone is usually enough for us both to know whether this is worth taking further. No visit, no valuation, nothing signed.

Step two

A number

We look at the building and the tenancies and come back with a figure and the reasoning behind it. If it is not enough, say so — we would rather hear that than have you go quiet.

Step three

Completion on your date

Funding is already arranged, so the timetable is set by solicitors rather than a lender. Most blocks complete in eight to twelve weeks. If you need longer, we will wait.

Before you ring anyone

Four things we are not.

There are a lot of people who would like to hear about your block. Here is where we sit among them.

  • 01Not an agent.We are the buyer. There is no commission, no marketing fee, and nothing deducted at completion. You pay your own solicitor and that is the whole cost.
  • 02Not a sourcer.We are not finding your block for someone else and taking a fee in the middle. We buy for our own balance sheet and hold what we buy.
  • 03Not a cash-in-seven-days outfit.We will not open with a headline number and chip it three weeks later. The figure we give you at the start is the figure we complete at, unless something material turns up in the legal pack.
  • 04Not going to pester you.If it is not for you, tell us once and that is the end of it. No campaign, no drip of emails, no calls in six months.

Questions owners ask

The things people check first.

How quickly can you buy?

Funding is arranged before we make an offer, so the timetable is set by the legal work rather than by a mortgage application. Most blocks complete inside eight to twelve weeks. If you need longer — for tax timing, probate, or to give tenants notice — we will work to your date instead.

Do I need to get the tenants out?

No. We buy tenanted blocks and prefer them. Sitting tenants, legacy rents well below market, part-vacant buildings and regulated tenancies are all workable. You do not need to serve notice on anyone to sell to us.

What if my EPCs are below C?

A poor EPC is one of the most common reasons owners come to us. With EPC C required across all tenancies by October 2030, many landlords face a bill they would rather not spend. We buy blocks rated D, E, F and G and take on the upgrade ourselves.

Will I pay commission or fees?

No. We are the buyer, not an agent, so there is no commission, no marketing fee and nothing deducted at completion. You pay your own solicitor and that is all.

Do you buy blocks that need work?

Yes. Tired blocks, failed fire risk assessments, expired HMO or selective licences, outstanding council notices and buildings that have not been touched in twenty years are all normal for us. You do not need to fix anything before you sell.

My block is one freehold title with several flats. Is that a problem?

That is exactly what we look for. An unbroken freehold — one title covering every flat, with no long leases carved out — is the most straightforward kind of block for us to buy.

What if I only want to sell part of it?

Worth a conversation. We usually buy the whole building, but if you own several small blocks we will look at them together, and there are situations where a partial sale works for both sides.
